What does a property inspection cover?
A walkthrough of the property, followed by a verbal explanation of the defects we find, what those defects will lead to if left, and the right maintenance or construction approach to correct them. You also receive ballpark estimates for the work we identify. We aim for those figures to be within about 10% of the final price, given the scope and visible conditions do not change.
Who normally needs a property inspection?
Homeowners, landlords, and property managers use this service to understand maintenance, repair, and construction needs at a property. We agree on the inspection scope before the visit.
What do I get at the end of an inspection?
A verbal walkthrough of what we found, what it means, how to put it right, and ballpark costs within about 10%. Video and photographs are available on request. This is a spoken assessment rather than a formal written report.
How long does an inspection take?
A standard property of around 1,500 square feet takes up to 1 hour. Larger properties take longer.
Is this the same as a home inspection when buying a house?
No. This is not a certified pre-purchase home inspection. We provide homeowners with a fast, detailed assessment of important maintenance and construction deficiencies, along with practical solutions, not simply a recommendation to contact a contractor. Prospective buyers who need a formal home-inspection report should use a certified home inspector.
Can you inspect a rental property for a landlord?
Yes. We inspect rental properties for landlords and property managers. An inspection can identify visible maintenance and repair issues. We agree on the inspection scope before the visit.
What problems do you find most often?
Common problems include poor exterior drainage, basement leaks, roof leaks, structural concerns in basements, and old electrical systems. Knob-and-tube wiring can present a hazard when it has deteriorated, been modified incorrectly, or been covered by incompatible insulation.
What happens if you find something serious?
We explain it, and where we can quote the work competitively we give you a ballpark figure as part of the verbal assessment. We do not believe we can fix everything for everybody. If the honest answer is that you do not need the work, or that someone else is better placed to do it, we will tell you — even when it costs us the job.
