What sort of residential work will you take on?

We consider a wide range of residential projects where our team can provide the right experience and value. As the general contractor, we coordinate the trades, schedule, and finished work. We review each project before confirming whether it is a good fit.

How does a project start?

A project starts with a one-hour consultation at $149. We use that time to understand your needs, inspect the property, and define the next steps. If you proceed with the project, the consultation fee is credited toward the total job cost.

Do I need drawings or plans before you can quote?

No. We have an architectural and structural team in house, so if you do not have plans that is not an obstacle — we can produce them. If you do have plans, we will review them.

Do you handle the permits?

Yes. When permits are required for the agreed work, we handle the application and coordinate the required inspections. We explain the permit requirements before the project begins.

How long does a full house renovation take?

A full-house renovation typically takes about 12 months from start to finish. The schedule depends on the scope, permits, material availability, and changes made during construction.

Can you work while we're still living in the house?

Some residential projects can be completed while you remain in the home, but access to parts of the house may be limited during construction. It depends on which rooms and utilities are affected. We explain the expected disruptions before work begins.

How are changes handled once work has started?

We allow for minor adjustments that stay within the agreed scope and do not charge extra for them. Major changes that affect the work, materials, price, or schedule are priced separately and require your approval before we continue. Planning for likely changes early is part of the KOM way.

Who is my point of contact during the project?

Your project manager is your main point of contact. One person coordinates the job, so you do not have to manage each trade separately.
