Honest pricing

Where a job can be priced up front, it is — set before we arrive, not after. Where it genuinely depends on what we find, we quote once we have seen the work, because a number given any earlier is a guess.

One team for both trades

Maintenance and construction under one roof, so the people who build it are the people you call afterwards.

Common exterior questions

How long does siding usually last?

Many siding materials can last several decades, but the material, installation, and maintenance matter most. Cracking, warping, loose panels, or repeated moisture problems can indicate that repair or replacement is needed. We inspect the existing siding before recommending either option.

What are the signs my roof needs attention?

Missing or damaged shingles, active leaks, sagging areas, damaged flashing, and granules collecting in gutters can indicate roof damage or wear. Water stains inside the home may also point to a roof leak. The roof should be checked before the damage spreads.

Should gutters be cleaned or replaced?

Clean them if they are clogged but still securely attached and draining. Replace or repair sections that are badly rusted, cracked, sagging, pulling away from the house, or leaking in several places. We clean, repair, and replace gutters.

What's the best time of year for exterior work in Michigan?

Spring through fall is usually the easiest window for exterior work because temperatures and weather conditions are more predictable. Some materials also have temperature requirements for proper installation. The right timing depends on the specific roofing, siding, fencing, or window work being done.

Can exterior work be done during winter?

Through winter, we limit exterior work to emergency patching when the weather permits. Cold temperatures, snow, and ice can prevent materials from being installed correctly, so planned exterior work is better scheduled for milder weather.

How do I tell if water is getting into my house?

Water stains, peeling paint, damp drywall, musty smells, swollen trim, or visible moisture around windows and ceilings are common signs of water intrusion. The source is not always directly above the damage, so the roof, siding, flashing, and windows may need to be checked before the cause is clear.

Does exterior work need a permit?

Some exterior projects require permits, while routine repairs may not. Requirements depend on the type of work and the municipality where the property is located. Roofing, structural changes, fencing, and window work can have local rules, so permit requirements should be confirmed for the specific project before work starts.

What causes paint to peel or blister on the outside of a house?

Moisture behind the paint is one of the most common causes of peeling or blistering exterior paint. Poor surface preparation or painting in unsuitable conditions can also cause failure. If the same area keeps peeling after repainting, the moisture source should be found before another coat is applied.
