What does new construction with KOM involve?

We manage ground-up construction from foundations and framing through rough-in and final finishes. We coordinate the trades against one project schedule so the work moves through each stage in the right order. The final scope is quoted after we review the project.

Can you build from plans I already have?

Yes, once our engineering department has validated them. Plans have to meet our standards before we build from them, and if anything needs changing we tell you what and why before going any further, so everyone is working from the same drawing.

Do you handle permits and inspections?

Yes. We identify the required permits, handle the applications, and coordinate inspections throughout construction.

How long does a new build take?

A new build typically takes 8 to 24 months from planning through completion. The schedule depends on the size and complexity of the project, permits, site conditions, material availability, and changes made during construction.

Do you do additions as well as new builds?

Yes. We handle additions as well as ground-up construction. An addition requires us to review the existing foundation, structure, utilities, and connection points before confirming the scope.

What happens before ground is broken?

The plans, scope, site conditions, permits, and construction sequence need to be settled before excavation starts. Any required engineering, utility planning, or site preparation also needs to be addressed first.

Can you work alongside my architect?

Yes, on two conditions: that the line of communication is clear, and that the documentation is proper. Those two things are what make a shared job work rather than turn into a series of misunderstandings.

What's the difference between an addition and new construction?

An addition expands an existing building, while new construction creates a new structure from the ground up. Additions must connect to the existing foundation, structure, utilities, and finishes, so they often require more coordination with existing conditions than a standalone new build.
